The single source formula known today as Design/Build, is one type of project delivery that employs fast-tracking, cost control and construction management techniques that allows the client a quicker recovery on Capital expenditures and supports a non-adversarial relationship through the single source contract. Through a single source contract, the design/build concept brings the client the opportunity to have all three, (time, cost, and quality) by using fast-tracking for schedule improvements, resulting in earlier completion which allows for cost offsetting by rapid capital recovery, and maintaining quality from the inception of the project to the completion of the warranty. With a design/build contract, guarantees are promised contractually for high performance and superior quality control. Any failure to do so is the responsibility of one party and not to be confused with other parties.
